Our service starts with a visit from a senior member of staff to meet and discuss your requirements.

It is important that we understand your plans thoroughly so we can design our marketing to suit you. At our meeting we will advise you of the market conditions, the various recent sales of similar homes nearby, the number of buyers and the strength of purchasers as at that time.

We are often asked if the seller should undertake improvements before selling and we are very experienced in giving you advice on this particular subject. Once we have expressed our opinion on price we will write confirming our thoughts and wait to hear from you.

Our marketing will commence at a time and pace to suit your circumstances. 

As soon as you instruct us we will organise the preparation of the Energy Performance Certificate (EPC), the sales particulars and the taking of photographs. Once approved, the particulars will be uploaded to our websites and emailed to our registered buyers. We will then follow up with those buyers and arrange accompanied viewings. Offers will be negotiated to an agreed level and placed in the hands of solicitors.

The progressing of the sale from point of agreement to exchange of contracts is where our experience really makes the difference.

Philip Hunter and Sue Matthews personally oversee all our sales once agreed, subject to contract. This involves confirming finance arrangements, chasing mortgage valuations and surveyors and ensuring that solicitors are communicating. Dealing successfully and professionally with solicitors, surveyors and mortgage lenders is a skill that comes with years of experience. Philip and his team are there to ensure that the agreed sale reaches the points of exchange and completion.
